"Fantastic stay. On check inn they upgraded our booking to a suite which was a great suprise. The staff were very welcoming and helpful. The suite was clean and had all the amenities you could possibly need. The kitchenette consisted of kettle, toaster, microwave, fridge, crockery, cutlery, sink and table and chairs, sofa, two armchairs and a Tv. When we went down for breakfast we were told that the chef wasn’t in work that day so the only things available was panini or toasties out of the coffee room. "The owners (or managers) were very friendly and helpful, from the phone call they made to address parking, to the greeting on arrival. We had one of the "Motel" rooms at the back, which was a lovely, clean, modern room, with all the mod cons. "Lovely b&b, ample parking & early check in, not usually available but always nice. Clean, tidy and well equipped en-suite room. Very tasty traditional breakfast served by helpful & friendly staff. Top location, less than 10minute walk to central Leamington high streets which hosts plenty of quaint shops, a variety of bars and so many tasty looking eating establishments, definitely something for everyone! Would most certainly stay again!"

"It used to be the perfect place to stay in the region, but I see it starts to lose its service level. Waiting for osomeone to come to the reception for 20 minutes and it took another 20 mins to check us in...and we are regularly going there for business."

"The best thing about this hotel is the location in that you are literally across the road from the BP Arena if that is your purpose for visiting! The parking was easy (we used the multi storey which is only £10 for 24hours if you validate your ticket at hotel reception) It is located within the shopping centre but rooms are up high so no noise or disturbance. Everywhere is very clean and rooms are big and have everything you need (although everywhere looks a bit dated it’s not really a problem...
