My stay at the hotel was good. However, I am still waiting to get the cleaning deposit fee refunded almost a month later and I have not received any replies to my inquiries about it. This has lowered my review considerably.

I gave this guy a deposit of 200 dollars to his zelle which was shady but not enough to fuss over. He refuses to send it back and blocked my number. I cannot leave a good review until this is fixed. Don't go here if you going to end up spending an extra 200 since this guy seems like he will just finesse you.

I booked the suite for five nights, and it was clean and well-located, with an easy bus route to downtown and nearby convenience stores. Although there’s no reception desk, the owner was friendly and quick to address any concerns or questions I had. Overall, I had a pleasant stay and would definitely recommend Goodseed Suites for future trips. Thank you for your hospitality!

Don’t Waste Your Money!
Driving up we saw a rat the size of a kitten crossing the street. This is something that owner has no control over, I’m just telling you the kind of environment this is in. The room was the size of a closet or prison cell. My five-year-old daughter would feel cramped in this space. The room was advertised as two beds which is was not! There was a twin size bunk bed with a metal ladder about 9–12 inches wide. I am 6ft 1in and hit my head on the ceiling climbing up in it. The image of the so-called “bed” underneath is not a bed. It’s not even a futon. It’s about a 4 1/2 ft long chaise lounge chair; my legs were hanging off. Whoever renovated this did it for a money grab. I was so uncomfortable I made a reservation at another location that night and didn’t come back. It was the worst experience I’ve ever had.

My stay was very convenient and tidy. The availability of direct street parking and the option for online check-in made it ideal for my overnight visit following a late concert. The room was super clean and of comfortable . I would recommend this for anyone staying in the area.

I booked a room here to recover from a bilateral inguinal hernia surgery. The owner was responsive and got me a room on the ground floor that resembled a studio apartment. I was comfortable and didn’t need to leave my room for much so I’ll definitely book again.

Good little room
Needed a place to crash near the Dell music venue and this place worked out well. Check in is a bit of a leap of faith but everything went smoothly. Room was neat and clean. Seemed like the HVAC was out so there was a wall unit in the window, noisy but effective on a really hot day in Philly. Car was fine overnight in the lot around the corner. Maybe not a place for everyone but if you're comfortable in bigger cities you'll be fine. Not much close by so bring what you need.

I would strongly discourage others from staying here. They require an additional deposit of $200 paid separately via Zelle or CashApp- not held by your credit card. They tell you this will be returned after 4-5 business days. On business day 6, I called and asked for my deposit back and this required multiple calls and a request made by me to get it back. They clearly had no plan to return the money until requested by me. They also ask for reviews of the property prior to return of the deposit- definitely a sketchy practice. Others have had trouble getting their full deposit back per reviews. The property itself is okay- fairly clean and fairly new though cheaply made with no staff on site. The neighborhood has limited free street parking and feels medium safe. Overall I will never stay here again due to the abnormal financial practices and limited responsiveness, as well as feel of the neighborhood.

Property was listed as a hotel but was an AirBnB. Host demanded additional cash deposit upon arrival that wasn’t listed in details prior to booking. No one on site, did not answer phone calls. Deceptive listing and poorly run operation. Hotels nearby offered more amenities at a cheaper price. Avoid this listing.
